Condominiums in Kyrgyzstan are common place for living for the half of the population in Bishkek, but also in other areas. Mainly in one condominium reside 150-250 families. The sewage pipes are totally rotten and have cracks and leaks. The roof of this building has leaks everywhere which destroys constructions of the concrete floors, beams and walls. Concrete panels are cracking and reinforcements are rusting.
Living in these conditions is unsafe and unhealthy; the whole building can collapse if maintenance doesn’t take place fast and people having various diseases because of the sewage. Water leaks, burning electric wires that make it dangerous or impossible for people to cook or use light, and thus children don’t have proper conditions to study. Inhabitants of such condominium buildings establish associations to look for support and “don’t know what to do” because of their low income and total lack of support from the government.
Type of provided renovation, reconstructions for condominiums in priority are roof, entrance, heating system, elevators, water supply system, sewerage, electric networks.
The goal of the study: Development of a sustainable Condominium loan product in Kyrgyzstan.
The objectives of the study are to:
- Define potential partners for the Condominium loan product
- Assess the potential demand and need for condominium loan, by presenting data,
- Define Condominium residents’ creditworthiness,
- Define loan product/model that can meet the specific demand,
